There are a few things we like to let people who are interested in buying know before we get into the details:
1. A real estate license is not required to sell real estate in the country of Belize. There actually is no required reading, schooling, or testing involved. That does not mean that the person you are in contact with is not qualified, but it is something to keep in mind while interviewing. There have been a few issues in the past when agents were not the most knowledgeable or ethical, when that type of behavior was required.
3. “Coming Soon” or "New Construction Pricing" is not always a great deal, when it comes to new construction developments in Belize. In the past, there have been several projects not completed or seriously delayed compared to what a developer had initially forecasted. Do your research and understand the financing components of the project.
4. “You’re not in (insert state from which you are from) anymore”. Belize is full of wonderful different cultures that are probably VERY different from where you came from. It is best to make sure that you are going to be comfortable around these cultures and the way that things get done here, before you decide to commit to a long-term financial investment. That is why many people recommend that you rent before you buy.
