                                           Tour of Royal Kahal
Last month, I was able to get a private showing of the model units at Royal Kahal. This condominium complex features 22 units and five levels. There are 1BR/1.5BA units available as well as 2BR/2.5BA units. Prices are now starting at $389K USD and they will have their soft opening later this year (around October). While the complex does not have all of the amenities of an Alaia, the units are closer to the ocean with spectacular views and at a more affordable price. The development is also closer to downtown with more dining options in the immediate area.
Royal Kahal is located on Coconut Dr., just south of where Marriott Residences is proposed to be. Feel free to contact me for additional information.

                                   New Listing at Secret Beach!
I took a new listing last month and had reserved this space to do some advertising, but my client has already accepted an offer on the lot out at Secret Beach, so it is no longer available. I will link up the information as it is not actually "SOLD" until escrow closes. If you are looking for something in that area, please send me an email or give me a call. Some of the lots out there are not highly advertised.

                                        New Hospital for San Pedro
FINALLY, there has been an announcement for the funding of the long awaited hospital here in San Pedro. There has been talk about this hospital for years and rumors about where it might be located, if it ever were to be built. Getting an approval for the hospital is one thing, but getting the funds to pay for the project is a much larger task at hand.

It had been indicated by Area Representative Honourable Andre Perez that the funds had been securred for the project, but on Tuesday, March 15th,  it was confirmed that islanders would finally get the long-awaited hospital. Prime Minister John Briceño announced during his budget presentation saying that the financing for the island hospital is a $33 million grant from the people and government of the Republic of China (taiwan). If you did not catch that, he said "grant", which means the funds do not have to be paid back.

The island hospital would be a 45-bed facility offering primary and secondary care services. According to Briceño, the health center’s construction will commence during this new fiscal year. The design of the building will include housing for doctors and nurses. The location is to be in south San Pedro, but I am not sure exactly where that will be. I have heard that there was land available somewhere near the runway on that end, but that has not been confirmed.

                                     Alaia Beach Club Moves Forward
After a short delay, during Covid, Alaia announced its new pricing and plans to ground break this summer of 2022. The beach club will be an adults-only building and area just north of the existing Reef House condominiums along the beach. The new units will have full access to the rest of the resort like the other rentable units. The units are planned to be studio condominiums starting at about 426 sq.ft.* and costs starting at $277,000 USD*. Many units have already sold to existing Alaia owners. Feel free to ask me questions on how you can add one of these to your investment portfolio.

* Size and price subject to change.
                                     QRP Changes Coming For 2022
Information from the Belize Tourism Board (BTB) informed me that the Belize qualified retirement program (QRP) is going to be amended with some new changes. This will make it easier for persons from another country to qualify for the program under the new changes. Some of the changes will be under these qualifying topics:

Retire and Invest Program

Permanent Residency Track

Retirement Income

                                      Fidos Gets New Management
Last month it was announced that Billy King, owner of Average Joes (AJ's) in south San Pedro, has acquired the lease at the famed Fidos in downtown San Pedro. Work has already begun on the flooring and kitchen. It will be a welcomed sight to see the historic venue reopen again with what many hope to be a main gathering place for dining and entertaining.
Nightclubs Set to Open as Restrictions Ease
The long awaited lifting of nightclub and bar opening restrictions has ended. Statutory Instrument 61 removes most of the remaining Covid restrictions for the country of Belize. Travelers will still need to be tested or prove vaccination before entering the country and masks are still required at government and some commercial buildings, but for the most part, the restrictions have been lifted! Now, the town counsel has to approve the permitting and licensing for those establishments to open. We are expecting large crowds for the upcoming Easter holiday.

                                     LobsterFest 2022 is a Go!
It has been announced that the San Pedro LobsterFest will move forward this year. After having a two year break, due to the Covid-19 pandemic, the festival will be allowed this year (particularly since our active cases have significantly dropped). More details will be announced in the coming months.
