I mentioned in last month's newsletter that I had some upcoming listings to share. I wanted to let you know that I have signed several listings at Perla Escondida located at the southern end of Coconut Dive in San Pedro (about a mile south of Central Park).
I have listed six 2-bedroom/2-bathroom units and one 1-bedroom/1bathroom unit with two apartments above it (in one building). The location is key to the valuation of these units. There are a lot of new developments being built on the same block, that I think will significantly change the demand in this part of the island.
Perla Escondida is a beachfront property. Most of these units are on a side street of the building, but still have sea views from the veranda. At a price of $175,000USD, these units are at a great price. Currently, these units are allowing only long term rentals (6 months or more), but that can be changed with a vote from the HOA. I have spoken about these units on some of my beach walk videos on YouTube and I will leave a link to a recent location video below.This Seller is motivated and has agreed to finance part of the purchase. Tourism Records Breaking for 2024
The Belize Tourism Board (BTB) reported in January that the overnight stays in 2023 experienced a whopping 25% increase compared to the previous year. While that was a great improvement, year to year, it is still below the pre-pandemic levels of 2019. High season for Belize begins in December. This past December (2023), the country recorded the second-highest overnight tourist arrivals for any given month in its history.
For the year of 2023, cruise ship visits saw a remarkable 47% surge compared to 2022, but it still falls short of 2019 figures by 23%.
The continuing good news for tourism is what was published in March by the BTB. Overnight stays for the first two months of 2024 have set records and we might possibly break the yearly record for tourist overnight stays by the end of the year.
It's been over a year since I've completed a video on Royal Kahal so I thought I would do an update. This time I am focusing on a couple of the 3-bedroom units, including one of the penthouses. The last 2-bedroom sea front unit is now under contract, but there are still other 2-bedroom units available, including the 1st floor.
I completed my beach walk on the north end of San Pedro. Not so many real estate listings, but I do point out a few new restaurant/bars that you might not be familiar with. The video also shows the condition of the beach at this time. I don't need to write about it much as I am providing a link to the video below.
