                   Supply Still Low, But Secret Beach Area Listings Grow
Many Buyers that come to the island have heard of land for sale near or on the way to Secret Beach. The lot prices are low and it allows the Buyer to secure a place in "paradise". While most of those lots are not actually in Secret Beach, they are on the way there and that is close enough for the novice Buyer. I recently had a listing 4 rows back from the beach that has since been sold, but recently I have noticed more listings that have entered the market in Grand Belizean Estates, Palmaya Woods, and Grand Mayan Estates (neighborhoods leading up to Secret Beach). If you have been looking in the past, you might need to take another look to see the new inventory. Keep in mind, you will still be "offgrid" and will need to arrange for construction and all of the offgrid utilities that go along with that. There is still land in the immediate Secret Beach area, but the closer to the water the more the cost of the land.

                        Ashcroft Leaves Belize for Turks and Caicos
It was announced last month that Andrew Ashcroft was leaving Belize and it does not look like he will be returning any time soon. It has been known that the family (Ashcrofts) have property on the Turks & Caicos Islands, but I am not sure what, if any, projects he will be working on. What I am interested in is what will happen to Alaia, now that he is gone. I have heard that future projects are on hold (or cancelled) and that includes the Alaia Beach Club (which was proposed to be an adults-only section of the property just north of The Reef House area.
There has been no official announcement as to who will be making the decisions for the resort or if that will just be accomplished remotely. What I do know is that some assets are being liquidated as if there may not be a return.
This might be an opportunity, if you are looking to purchase in one of the existing properties. A few re-sales have become available and some are already under contract. I recently shot a video of one of the oceanfront units at The Reef House, but it is now under contract. 
The Ashcrofts made a lot of donations to San Pedro and those will be missed. On a personal note, Andrew was always kind and friendly to me. I wish him and his family well on their new beginnings.
                                             LobsterFest 2022
So far, I have seen good turnouts for LobsterFest. Lots of tourists are in town and people seem to be having a good time. Even though the price of Lobster is up this year, tourists don't mind the prices of fresh Caribbean lobster. Today we are helping host a day event at Patz Delicatessen (our next door neighbor), where our office is. The LobsterFest committee has done a great job of getting keepsake LobsterFest shirts, hats, and tank tops. Even though most of the colors were pastel, I found a t-shirt suited for me.
I have been to three passport events so for, but I am mostly looking forward to the block party on Saturday, July 9th. I hope to post a YouTube video next week when it is over.                            
                                        3112 The Reef House @ Alaia
This oceanfront unit is at The Reef House and right off of the beach. The unit has 2 bedrooms and 2 bathrooms with approximately 1,200sq.ft. of living space. The unit has just recently received and offer and gone under contract, but I am providing the information just in case... It is priced at $595,000USD.
