                         Supply Lacks Demand on Ambergris Caye
There has been a large surge in Buyers looking for properties on Ambergris Caye, since travel has opened up after the Covid restrictions. The demand has not had the type of surge that it has had in the United States, but for particular properties, it is certainly there.
Now that the Secret Beach area and neighborhoods near there, are seeing more construction, there has been a stronger demand there than there has been in the past. In town, several particular complexes seem to be in high demand, but others are getting little activity. Caribeville is seeing lots of activity with the new construction as well as available units in Grand Caribe. In town, it's mostly the beachfront units and vacation rentals that are preferred.

                           Vacation Home Sales Slowing in the US
Rising interest rates, rising home prices, and fears of a recession are factors in estimating the future demand for properties in the US. In an article written by Gabriella Cruz-Martinez, in Yahoo!finance, she talks about the slowing pace of sales for vacation homes in the US. For us in Belize, that is something to take note, even though we have other contributing factors that go into the formula. In Belize, we have Buyers not just from the US, but from other parts of North America and other parts of the world. Most of the foreign buyers in San Pedro are from the US so I will focus on what I see there. There is a lot of uncertainty in the world right now, but there are still those that are looking to "live their dream" sooner than later, particularly coming out of this pandemic and those that have not travelled for some time. There is also the divisive political climate in the US that many want to escape from. How much of a factor that will be, only time will tell. What I can tell you is that I still have prospective Buyers contacting me about availabilities. Some have never been to Belize and others have decided to buy

                            Moneta Club Belize Opens in San Pedro
Ever since the fire at Pedro's Inn, back in 2020, as well as the lockdown due to COVID, the island has been missing a late night option for those that aren't quite ready to call it a night around midnight. Under new ownership and the building of a three-storey concrete building, I was wondering if a late night venue would ever return to the property. I had heard of a possible casino, but now I can confirm that the club is now onsight at Pedros Inn. I have been told that the gambling machines for the casino are suppose to arrive soon. Located about 3/4 miles south of downtown San Pedro and a few blocks from the beach, the Moneta Club offers music and dancing until the early morning hours of the following day.
                                   
                                           Sunshine Condominiums
Located in the San Pablo area of San Pedro, Belize, the Sunshine Condominiums are are a small group (4) of units that are of new construction for sale. The largest unit is 2 bedrooms and 2 bathrooms and measures around 1,330 sq.ft. Prices start at around $199,000USD and go up to $250,000USD.                                              LobsterFest 2022
LobsterFest is back on in San Pedro, Belize, after 2 years of cancellations, due to the Covid crisis.  The event will kickoff with the lionfish hunt on June 30th. There will be another Lobster Crawl and the LobsterFest Block Party will be held at Saca Chispas Field (off Back st.) on July 9th, instead of at Central Park.
